Pre-lease advice

We can help you assess the optimum solution for your new premises before you commit to your new offices. This is achieved by;

  • A special audit is undertaken to identify what currently works for your company and what needs a fresh perspective.
  • Carrying out a space requirement analysis from the information obtained from the above incorporating your overall business objectives and predicted changes in staff levels.
  • Next, ensure that any chosen building(s) matches your future needs by "test fitting". This is achieved by, the spatial assessments carried out above, being fitted as blocks into the building footprints. The spatial effectiveness of the buildings will be sorted in order of best-fit during this process.
  • Any shortlisted buildings will now be space planned in detail and budget costs provided for each.

For the final building selection, we undertake a validation survey on the services to ensure they are providing the levels proposed within the lease agreements and that they can support the predicted occupancy. We can assist in negotiating landlord contributions or prescriptive actions to rectify the shortfall, before the final lease is signed. These amounts can be significant.

Before the lease is signed, the design and specification, is reviewed and submitted to the landlord to achieve the license for alteration.
